What are the best ways to find buyers that will be a good fit? 

Find out how they prefer to communicate, when you can expect communication, and when they can run the operation without you bothering them.

Do I find the title company during the inspection period?

That is what I am trying to find out if someone can do 20%.

I could not find any affiliation between the lender and Capital One.
