Focus on a narrow band of features you're looking for (Property class, physical details, property age, etc). 

You could get 1 QBO Plus subscription and track each individual company's transactions using the location/business tracking feature. 

Some property management apps have the feature built in and you can either pay the fee for the report yourself, or pass it onto the tenant to pay.

Love the mindset @Eliott Elias@Andrew Garcia appreciate it, already identified a few using the Networking feature.

These are easier to fund, however you just don't have the draw feature.

They also have a maintenance request feature that is user friendly and easy to track issues.

Not necessarily because FHA is a big feature vs Radiators, but rather because installing Central Air Condition is damn-near a must unless you're shooting for C/D class tenants (and you get the FHA for "free" when you install CAC).Not sure of the market (or climate) in Sioux City though - this would be a good question for your Realtor.
