Although I think in the eyes of the IRS they don't care.  

I'd just keep an eye on him and make sure all the tenants are ok with it. 

I'm also being assessed .146% in points during the transaction.I'm eyeing a duplex that is listed for 125K right now in MLS.

:P I currently live in NYC but I'm always keeping my eyes open for great deals in Montreal. 

Right now I am reading everything I can get my hands on while I keep my eye open for the right property.

I very highly doubt that they would award $1500 as that could be judged as excessive and predatory (in the courts eyes). 

So, they are probably rolling their eyes at your dog complaint and the photos of others parking there etc.

Definitely not some of the worse ones I have seen that is for sure, but still a black eye in the neighborhood. 

I would also agree that there are advantages to being local, howeve, having lived in the unit myself previously I've buillt close relationships with neighbors and they can always let me know if anything is going on, there is also a maintenance guy on site and the management co keeping an eye on things, proximity to the property is not a concern in this case...unless you can suggest something I am not aware of as pary of my consideration.Thank you
