Also in quick books you can itemize your budgeted item in the chart or accounts area and usually just code them ie 0023 exterior doors.  

Some companies (depending on the price of the home) will do an interior inspection, but i would say most simply do an exterior inspection.IF they find something they dont like or they find the agent did not do their job correctly, the company has the right to change your rating or cancel the policy all together.

I've had countless contractors tell me to go with Vinyl, however, the cost is about 3x that of re-painting the exterior.

I would include the front/entrance area (exterior for good curb appeal) as part of the normal things to do.  

I didn’t do any exterior work to this one except power washed, and a small amount of the concrete driveway was replaced.Other than that, all $ was spent inside.

If it is older and in bad condition vinyl siding might simplify lead compliance so you dont have to deal with exterior painting anymore.

Last year one asked for a cover over the exterior washer/dryer.
