Bottom line is there is so much variation in the economy there (Coke, Sports, Airlines, Tech, Automotive, Movie Industry, etc.) and there is a continued growth with International business occurring there too, so I just see a lot of potential for the area in the years to come.

@Edward SalazarValuation aside, my initial questions would be focused on why the property is vacant; what it will take to have it rent-ready; and with what are you dealing w/r to local economy and clientele.Normally, the property would be appraised using the valuation method {aka Income Approach} (as opposed to comparable sales) as it is a commercial property.If the property is completely vacant and not generating revenue an attempt to value using income will be dependent on too many assumptions (assumed market rents, estimated or old expense date, etc), so an appraiser may attempt to value the building using a cost-based approach (which also has drawbacks for properties in need of updates/maintenance).Comparable sales is a weaker approach and, as indicated by others, comparison to 2-4 unit buildings is essentially meaningless.

There are new policies coming to the market all the time, as this "sharing economy" quickly evolves.Another thing about policies for vacation rental properties: During our "shopping around" period, we approached our escrow insurance company (inherited with the purchase) about properly insuring our property, and after some run-around, they developed a policy specifically for me (underwritten by some giant company somewhere), which I had to turn down.

My girlfriend went to school in Albany and we briefly looked into properties there since she’s familiar with the area but after some research (albeit short) the economy doesn’t look very strong to make it a strong candidate.

And a state like Florida - which is an amazing and growing state - is also a more finicky state since some of the bigger industries are related to tourism and foreign buyers, which is tied directly into the economy (which is one of the reasons it was hit so hard during the last downcycle).
