So I'm a little embarrassed about this, but....I put in an offer on what would be my first investment property -- was so excited!

I know that might sound less exciting than real estate investing, but to buy real estate, you need cash on hand and cash coming in. 

I'll have to confirm that - not getting too excited until I talk to a few sources.

That book plus The Book on Investing in Real Estate with No (and Low) Money Down made me realize that even though I don't have a lot of money to put down on anything, there are still ways to make it happen.Anyway I'm super excited to finally be on the forums.

I should have specified, the M-1 rail is not up and running yet, but is projected to later this year, which makes this an even more exciting and positive opportunity.
