I would get a bit more specific with any forum posts/questions just to increase the quality of responses.That being said, I am not a LO but my Real Estate team get anywhere from 100-200 online leads per month.The positives are that you will be one of the first LOs to talk to this lead which increases your chances of scheduling an appointment and closing them.Another positive is that these leads are usually motivated (but not always qualified). 

I have purchased two deals this past year in Tucson using the same agent @Elan Spreiser and he was excellent, I recommend him.

The smaller contractors put out the same quality .

Excel based would be best with a start date. 

I am also a licensed real estate broker with Nottingham Realty Group and I have had a lot of success helping investors (both local and out-of-state) buy investment properties, repair them, and either lease them to quality tenants (BRRRR) or sell them as a flip (BRSR).

Sorry IDK why, but I never got a notification about your post...Our timing was terrible as we wrapped up in the holidays (note to self lol), and traffic has been slow, but those that have applied have been really interested and with one exception, pretty good quality renters.I'm still looking for renters for 1 of the 3 (and one has a short term renter till summer). 

I think I have a better eye for quality than the skill to produce it.It will be great when we start meeting people in person.

Even if it feels below your standard of living, someone else will love it and thank you for providing quality housing in the neighborhood.Is this an accurate conclusion about the nature of cash flow investing to the exclusion of appreciation?

The chances that you'll get buyers who want the condo and are willing to offer a quality price for it so early in the year are LOW.
