But I like what you are doing and if I digged into numbers I think my numbers would be similar: smaller for Airbnb where llast minute bookings are more common than on VRBO . 50 days average seems reasonable to me.As an input I think the last column should not be computed as a direct average, rather weighted by volume (either $ value or number of nights or even number of bookings).

That sounds like a investors dream Jay...I bet those home in Charleston were pretty run down so good strategy to just give em away to make way for new construction. there are some dealer and auction sites that i looked into that have them for very cheap and most are out on the east coast and south east to be exact. free to 1k sounds good, then i can do minor touch up work and get them ready for a tenant buyer.

We encounter this situation from time to time and we just explain to the potential tenant that we will more heavily weight their credit when considering their application and that we will need to see bank statements from wherever their money will be coming from to pay for their expenses.
