Those who are new to DM really should work with an expert in the industry.Let me clarify another thing ----> Yellow letters do get the phone ringing and bring good leads---I just am not patient with the "crazies" that call along with the good sellers.

We will run a high touch campaign (18 touches) over 12 months with the ambition of being the seller's first call when they do decide to sell.Since we are long term buy/hold of larger multifamily properties, we can afford to be targeted, patient and play the timing game with sellers who are on average older and have held for a long time already.We are not creating a marketing machine to churn out wholesale flip deals; we aren't on that treadmill.

Be patient, be polite, and see if this angry person is really redirecting his/her real estate fail rage at you which is actually generated by some scum bag tenant, the government, the evil bank who won't give him/her a loan-mod or maybe just plain exhaustion from having been a landlord for decades and looking for a way out.
