If I were to purchase the home I don't have enough money for a traditional loan so it would be hard money loan, which has a super high interest rate.  

also have another tenant moving in Feb.I look as Super Bowl and/or first 60 degree day in Feb as the break in the winter/snow season. 

Also, along the uncompleted Expo Line seems pretty interesting and prices aren't super ridiculous yet.
