Could you folks kindly share some of the key strategies or decisions that helped you persevere during challenging times as a  investor?

Ideally, the properties main use would be STR, but I love multiple exit strategies. 

As River mentioned, you first need to figure out what strategy works best for you.

We are looking for capital partners for our long term buy and hold investment strategy focused on the fundamentals. 

Waikiki is a great spot for data as there are so many similar units in buildings either managed by the hotel operator, the owner, or a 3rd party management company.  

But most of the people responding to you already have their own REI investment strategies they are pursuing.

Finding dependable and fairly priced contractors can be difficult, but taking one step at a time is the best strategy.

Aside from any glaring errors (like data fields that are blank that shouldn't be, or more commonly, depreciation that seems wildly high because the client didn't know that you don't depreciate land), I won't be able to spot missteps without seeing all of the data that went into the return.I hope this helps!
