So how much did this cost me to get involved besides an awful lot of time?

Has anyone on here done something similar and remember the cost or have an idea of what pricing should be (ballpark)? 

It depends on how much the NY house will sell for vs how much the TN house will cost.

I am looking for an investor to partially fund some of the soft costs for a large townhouse project I'm working on. 

My partner will be general contracting at no cost, although he will be paying a few key 1099’s and contractors .

I do like the smaller properties because occupancy tends to stay pretty high and consistence and costs generally are low, but I know we are also missing out on the really great returns on some of the larger properties. 

Here's some more context:Rehab cost about 30k.

Purchase price is below $30K, renovations cost based on one contractor bid is $350-500K.- Best way to estimate the ARV.  

VA assistants has dramatically reduced our work in the business and provided 24/7 monitoring for a fraction of the cost of local property management. 

He says "she is dealing with personal issues, her ex boyfriend tried breaking into the unit several times /sending her threats and shes not available".I have replaced the locks for her and beefed up her security in the past.
