What made you interested in investing in this type of deal?

This in part will depend on how good the deal is and what they other parteies other options are. 

Are there any other potential ways I could construct the deal so that I can do 1031 exchange without tax implication while still be able to exit investors?

That being said it is a no win situation because even if they accept it I will probably deal with this again with the tenant.

It'd be even more of a pain when dealing with TVs and smart thermostats. 

My many years of experience dealing with VA inspections is that shrubs and trees are touching the house.

I’m working in getting under contract with a wholesaler for the first time, wondering what amendments I should look for in the contract from a financing contingency or inspection period etc or if that’s just for on market deals, would love to hear anyone’s input!

I worked at the same company as @Tyler Henry on the Real Estate Services team and recently relocated to Branson to become an agent and look for deals.

Of course, after you tell them that, you do keep trying to help them, and work out a deal that everyone is happy with in the end.
