I've also seen them embody what Tracy referred to here, so it's a bit of a mixed bag, but here's what pushes me over the ledge:Book it, bill it to closing, and cancel it if the buyer doesn't ask for it, you negotiate against it, or you end up not needing it. 

The floor drops out and you're left holding the bag.
