I'll offer a counter opinion here but still acknowledge that Tracy's got some validity there ^^

I find that pre-booking a Home Warranty and opting to extend the coverage to the seller is an effective tool during the negotiation process AND a decent safeguard for the seller.  I've seen this cover appliances that hit the skids, furnace repairs that pop up, and a few other things.  I've also seen them embody what Tracy referred to here, so it's a bit of a mixed bag, but here's what pushes me over the ledge:

Book it, bill it to closing, and cancel it if the buyer doesn't ask for it, you negotiate against it, or you end up not needing it.  You MAY be on the hook for the seller coverage fee ($75-250 depending on the warranty co) but this is a cherry on top -- you got "peace of mind" and didn't end up needing it!
