I'm excited about house hacking, but Southern Florida margins look too thin,  Jacksonville is hot but looks super-competitive with a lot of cash buyers, Orlando too expensive and Tampa looks  like  a maybe.

We don't have $120k cash, and the home needs some minor repairs before it is lendable (probably around $7k), and it's a foreclosure and they will MOST LIKELY not do any repairs before closing (they're looking for cash buyers obviously).

** I am willing to do it of course but prospecting in the phone for buyers 6 hrs a day is not what I envisioned..The one firm ( team) wanta me to handlebonly the buyer side while one person deals with negotiations/ listings and one handles the contract.Please help a newbie out.:)))
