Rather getting paid per lead, i just receive a flat fee.... truly hands off after setting up.... but there are some people who enjoy the physical aspect of bird dogging (ie calling, setting up ads etc) which is fine, but i prefer setting up a squeeze page and maintenance.

There is also electronic rent payments through Dwolla and Paypal.I want to say that they make their money through tenant screenings but I have not looked into this aspect.

Unfortunately it's not really possible discuss a best scenario without a lot more info, like: the value of the house, the amount owed, the expected price of the new property and some understanding of your personal financial situation which will, of course, have an impact on what new loans you may be able to get.

You aren't selling the property, you're selling the contract so your ad had better indicate what it is you're offering.Also consider aspects of previous advertising by the owner!
