We paid around $300 to have this done, although the appraiser was terrible and was 100k low on what the actual appraiser came in at.This was due to the specific appraisers lack of experience as well as a serious lack of comparable properties in the area.

I also really appreciate the discussion that the person might be under conservatorship for their mental disabilities and perhaps the contract is voidable for lack of capacity.I would go really hard on due diligence for this one.

The property was 100% occupied when we purchased it thus we were able to get agency debt via Freddie Mac.
