So if you get an approval at a decent price and don't have a buyer, get out of the way and advertise it as "approved short sale" and hope to get one.I do agree with Stephen that if you end up not closing a lot of properties you will wreck your reputation.

You obtain this by doing a rent survey.You do a rent survey by calling property managers, searching Craigslist, local newspapers, driving the area looking at for rent signs, and however else rental properties are advertised in your area.I’d suggest that since you have a specific property in mind Peter, you do a detailed cash flow analysis by obtaining actual expenses and rents instead of using this rule-of-thumb.

One thing I will suggest is don't advertise how much money you have, because for the most part you will get unwanted attention from scammers.I live in South Loop.

A few things:- The listing agent (the one who is advertising the deal) probably not represent you as a buyer.

Any time I have a rental property that I am trying to rent and I post it on craigslist, I am having someone else take my desciption of the house, copy my pictures and post their own advertisement with their information.
