While I am happy overall with their service, the fact that I do not have control over the prycing and that they do not have dynamic rates in TN (pretty misleading on their end as they advertise that they do yet in their biggest market of TN which they told me accounts for over 25% of all their bookings nationwide doesnt have it) is somewhat of a turn off.

I had one property manager advise me not to put up the "For Rent" sign since it would encourage break-ins, but sometimes in the C and especially the D class, they break-in regardless of the sign.See if you can increase your online advertising venues.

That will be required for it to be a secondary market loan, meaning a loan at the interest rates you see advertised everywhere as "awesomely low".Otherwise you'll probably be looking at a commercial loan, which is amortized over 15-years, 20-years or some other time frame, and with an interest rate that varies with some frequency.

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or loose money in any market.

Then you shop for properties meeting their criteria.Be advised that in many states, wholesaling by way of assigning the contract where you publicly advertised the property/contract is illegal and considered brokering without a license.
