I focus mostly on West Pasco (New Port Richey / Port Richey) and not only is inventory ridiculously low (less than 1 months supply in the sub $200k market!)

Good luck, it's like the wild west in small multifamily right now in our market.

Many RE Gurus say, Houston is one among few good rental markets with low property prices and decent rental income to get good return compared to East or West coast cities.. 

Everywhere has its pros and cons so TXK is small comparatively speaking BUT less competition (shifting w/ West coast funds washing in...) and the mentality is more relationship based and that can be GREAT...

Also on the theme of geography as giving populations advantages, according to where populations live, there's the book, entitled, Why The West Rules, For Now, by Ian Morris, 1st published in 2010, & he's now a Prof. at Stanford University.

The west side of Edmond is mostly new and overbuilt.

The higher quality schools tend to be up and down the west side, while the newer affordable communities are all being built East.

1. 48224 zip code - this East side area is all real close to Grosse Pointe, and the homes can be bought right now for a good price and as the area continues to develop the value of your investment is just going to keep going up.2. 48221 zip code - this would be the best area on the west side with neighborhoods like Bagley, University District, and Sherwood Forest.

@Max Frenkel My apology, I just looked up the address, this is a condo on Cherry rd, west of Military trail....I was thinking it was one of the houses east of Military Trail in Golfview.
