What difficulties have you had investing in Southern Maine whether you buy and hold or flip.

Agree with @Mikael Winkler on Columbus and especially the South Side which includes German Village, Schumacher Place, Merion Village, Southern Orchards ...  

I’m aggressively searching for 3-6 units in Southern Maine (Cumberland County)The market is completely saturated here.I’ve reached out to hundreds of off market owners none which are looking to sell.It’s been a pretty frustrating time and I’m wondering if anyone has dealt with something similar that has any advice/leads.

Because the highest ROI is about 1000 miles away from me where I own a number of properties that make a ton of moneyI tend to buy in the Southern half of the US for 3 reasons:1) you get much higher year-round occupancy rates in the South & it’s simply tough to earn a good ROI in the North if your place sits vacant for a big chunk of the yearSlow season in the south is that 6-week period when occupancy drops to 50%.

Looking in the southern portion of Augusta GA for a 2/1 to 3/2 SFD for about 50 - 60K.

Hattiesburg is home to the Southern University of Mississippi and the Golden Eagles making this an area with high demand for housing.

Hey all,I'm based in Southern California and am looking for markets to invest in out of state. 

Ideally somewhere in Southern CA like Joshua tree but open to anywhere that can accommodate and attract the right type of guests!

It was the flagship store for that whole southern Colorado area.

Also, the Panhandle is a "driving" beach destination for families from the southern and central states.
