We always do a final QC walk-through BEFORE we allow any prospective tenants inside, then we do a walk-through with the tenant when we hand over the keys to notate anything pre-existing, such as damaged casings, frames, etc that weren't in need of replacement

I owned and will continue to own tenant search and screening, home upgrades, maintenance, lease writing, local permitting, and other administrative functions.The property has been repainted, some light fixtures are updated, keyless locks installed, blinds replaced, and granite countertops installed.

Some stuff is so small it doesn't matter (paper towel holder breaks), but sometimes it's something I am already planning to replace, covered by warranty, 2nd or 3rd time the item has needed repair, so it needs to be replaced, etc.

If older than 5 years,  replace it.Create a removable durock or fire proof enclosure within the closet,  ad a vent grill.

If it is piers and integrity of the structure that can get costly, but if you are getting the property for a price that works it can still make sense.If it is lesser like replacing joists and subfloor that is pretty common in the central Durham area as many houses are built pre 1970.

@Russ Wahl, markets will clearly vary, but here is a quick break down on my costs:Roof - 6,000 - 8,000Windows - $250-300/window installed for cheap optionDoors - $150 for cheap interior prehung slabs installed, and $500-1000 installed for exteriorHVAC - replace furnace and AC, but no duct work or electrical $6,000I would image you are at $20,000 right there, and these are not even the most expensive things.

Specifically will need contractor(s) who have expertise with (in no particular order):-Chimney repair-Drywall repair/replace (two patches on stairs)-Flat roof repair-Plumbing - complete replacement-Update/Clean Up Electrical-Washer/Dryer hookup installation (basement)-Replace both water heaters-Baseboard installation in attic (to make into a legal 3rd bedroom)-Structural corrections to exterior stairs leading to 2nd unit-Structural corrections to front porchI've received a quote from a GC, but want to interview a few other contractors.Thanks,Bret
