The realtor said they weren't interested and didn't have a very convincing response (I doubt the realtor told them about my offer.)So to the biggerpockets community...would you mail the out of town owners of the property with a general letter saying your interested in buying the property or just move one and write that realtor off from your list?

The address may also be shown on the deed for mailng purposes.You may also track it down by getting back with your dad's Realtor if it wasn't too long ago as they will have records of the closing.You may need the policy number to direct the title insurance company to your policy, but make them do it as to the name, address and book and page of the filing.

If you get a counter offer from a bank on an REO offer, and you want to increase your deposit as a way to make your offer more attractive, do you [i]really have to write a new check to give to your realtor?

You either accept this risk, and trust the parties that will be having access to this sensitive information, or you don't do this type of deal.Ask the agent how they want the "offer" presented - signed, one page LOI, full realtor contract, etc.
