I could manage my own properties, with on site help for repairs and showings, but I just do NOT want to. 

You can't do that remotely, you have to be on site IMO.

This is one of the worst written contracts I've ever seen, like by someone with no business training whatsoever.

I have had numerous training and read a number of books on real estate investing and wholesaling.

There will be lots of on the job training.

(They do involve serious training and study, though.)I just wanted to make the point that there are legitimate reasons for getting a bank loan even if you have 100% of the cash needed to purchase.
