The students would just be sending rent checks to a different address, and it wouldn't really affect them.My recommendation would be to invest in whatever property the numbers make the best return for you, and focus on supporting students in a way that will have a bigger impact on them than being their landlord.

I bought it all cash, and below you'll see the details:List Price: $60,000Purchase Price: $51,500Wholesale fee: $4,000Closing costs: $1,083Gross Rent/Month: $300Lease term: 10 yearsCoC Return: 6.4%Again, not the most attractive numbers, but the tradeoff is that the property management company will deal with tenants and maintenance, and I'll have constant flow of cash for the next 10 years.

In my opinion, after Katrina, two big factors led to the quantity of foreclosures, and I believe neither will have nearly the same impact in Houston and surrounding area.1) A substantial portion of New Orleans' population left and has never returned.

I'm curious as how to handle things such as who does the marketing, tenant screening, late night maintenance calls, showings, lease signings, having the last word on whether or not something should be done (like spending money on a contractor instead of doing it ourselves), etc.
