@Daniel BanksAs someone well experienced with flipping properties in the area, 70-75% is fine for your numbers.Obviously you want to start at 65% or so (or basically get the property for as cheap as you can) but 75% is probably a safe ceiling for determining your MAO in the Sacramento market.More importantly, if you're new you better be damn sure of your ARV.

I agree with Mike - I think it depends on the exit strategy.It feels very tight for a flip, even using Subject-To to finance it.It might be a good rental  or seller financed opportunity.

You can have an agent look to see where all the cash buyers are buying but it’s no secret 3/2 are bread butter flips in most areas......but with areas like Germantown and Shelby Park 2/1 are doing really well.
