It's your property, you choose whom you wish to rent to.

Choose an area and become an expert in this area - drive it all times of the day, look for homes that have characteristics of neglect - poor roof, un-kept yard, signs/notices on the window/doors etc.  

You choose the most qualified and inform all others the unit has been rented.

I wouldn't just throw a dart at a map and start buying RE.I get good cash on cash returns by finding a junkie foreclosure, get directly involved in the rehab, and directly involved in choosing a renter.

What you can do today is choose the level of neighborhood you want, and then look for great deals within those neighborhoods.There are lots of people who are active here on BP from the greater Baltimore area.

I am looking around 2 places ( depending where I choose to work), Jersey City, or around the Bethlehem/ Allentown (Pennsylvania area).

Millionaires don't finance cars and seeing how they make $17,500 a month, I am not sure why they choose financing.
