The builder is a larger group (meritage homes).

So I'm pretty confidant I could handle a buy-and-hold, especially pertaining to a single family house.I'm supplementing my weaknesses by 1) Seeking mentorship to gain knowledge 2) I joined Bigger Pockets as well as just paid half price for an upcoming 3 day seminar on Real Estate investing through Fortune Builders program so to gain access to crunching numbers as I do not know that info and frankly am horrible at math but my boyfriend is a math wiz so he's going to be my math editor haha 3) I'm asking where to start regarding investment strategy because I don't think I'm aware of all my possible options especially when it comes to financing.I'm serious about getting started asap, on this as well as my website and hope to possibly partner with BP in some way (more on that later).

Although as a professional seller IE new home builder and high volume retail flipper I don't usually argue about EMD unless its like the one stated above last day and it really did harm us. that's a high priced home almost 400k and interest carry and remarketing will cost us.I had another one in PA last year were the guy buying it .. did the same thing day of closing would not sign.. he had 5k in ..

BP's content is the most useful of all thus far (granted I haven't had the chance to log onto the Fortune Builder's website due to current life obligations, but later in this week I will hop on there too since I have access for now at half the cost).Working backwards, I want to not have to Wholesale.

It's based on many factors including builder's materials and other typical costs with covering your property for rebuilding.

I have a solid plan to use my VA loan as a foundation builder which allow me to buy my primary residence with no money down, and plan on using financing on my first investment property. 

My cousins live near by and are builders.
