@Matthew Hamilton, as far as I know, this type of property WILL come closer to the "50% Rule" regarding its non-mortgage expenses than you've allowed for, so I certainly recommend being more conservative than the $1,042/m split between the 3 units that you're guessing.And "doesn't seem to need much fix up" can become famous last words!

In other words, she was unaware that it was even possible to say in writing that there is only one offer, and literally only able to say in writing that there were "multiple offers," no matter how many offers there actually were that the seller was entertaining.
