I have probably more options and ideas than you want, lol. 

I was thinking option 3 made most sense and also not sell any of them since they cash flow and have been able to get new tenants fairly easily or have had long term tenants.

If I'm in your shoes, I'd recommend interviewing and meeting with different brokers across the spectrum to get a good sense of which option is right for you.

An alternative option is a solo 401k if you’re self employed with no w2 employees other than a spouse.  

You can do options on stock but you can get calls.

What I have seen is that many new developments might be an option here. 

Hi Karter,Experience definitely helps and is sometimes necessarily for heavy rehab projects, but there are still options for you as long as you have enough reserves and credit qualifies.
