It will outlast copper in acid water systems by decades, and it has more freeze resistance than anything, plus if worse comes to worst, the copper thieves have no reason to destroy the house while the tenants are on a 2 week vacay.

I would not recommend baseboard resistance as a sole source of heat as minisplits are cheaper to run although baseboard is cheaper to install.

You will have to identify a property that doesn't have structural issues at that price, manage the lowest of the lows when it comes to construction crews that would be willing to work in that neighborhood at a price that will make sense to you, weather countless break ins and thefts when your improvements are completed prior to tenancy, and then deal with the ongoing turnover issues related to the drama that comes with renting to really unqualified tenants.

Starting in March with SXSW through the spring and summer and then the fall with UT Football, ACL, great weather etc are the best months - hopefully whoever is managing your property has a good understanding of how to adjust rents with time of year

My property management company in Huntsville doesn’t do this, so I’ve requested copies of particular invoices  and they’re telling me that this is not common practice in this state, and are resisting giving me any invoices whatsoever. is it actually normal to not receive any invoices, even upon request?
