I agree PM is the most important element for success no matter what market you choose.  

There's a lot of good deals and things out here just do your due diligence on each matter and you should be ok just reach out if you have any questions  

Once you've done something a lot, it becomes familiar and almost boring, but beforehand, no matter how much capital and education you have, you're always going to feel nervous.

Getting this step comleted can easily add another 4-12 months (incredibly).Then there's the matter of court prove up on default at your hearing. 

You are correct that in most cases, any commercial loan to a smaller/not established LLC is going to be personally guaranteed by you - that said, these still don't appear as residential mortgages on your credit report, so although you're guaranteeing the loan it won't appear as a mortgage (or any debt for that matter) on your credit report.

Not that it really matters, I suppose.  

The two questions we should be asking ourselves is it quality or quantity that matter and is it more important to have a higher cash flow with less units or would you rather have more units with less cash flow? 

Once you have the degree, it's just a matter of finding a high paying job that is stable.
