The seller (being a bank) will obtain a closing statement prior to closing, so if there is an objection it would be a couple of days before settlement.

you don't need to set up and LLC to buy it, if you are planning on making the offer in an LLC then you can just make a very unique name and check the Washington Secretary of State website https://corps.secstate.wa.gov/llc/pages/startpage.aspx to see if that name is taken.

Hair can be considered a bio hazard in some areas.A bad haircut will not be on you but they need to carry a liability policy for the traffic in the shop.They will also have unique plumbing requirements, check with P&Z or Building Regs in your area.
