@Natalie Medved, take this with a grain of salt, as my wife and I only owned our Airbnb for about 18 months, but also have a close friend that manages something like 20 in the PHX area (a combo of personally owned and 3rd party for clients).We generally had luck in our furniture with the higher end Ikea, mixed with some vintage finds and some new from places like West Elm and Crate and Barrel.  

But take 3-6 months to really know what you’re looking for.

Although if you are potentially moving in the next 3-6 months then that might not be the wisest strategy. 

When we buy primary we do not pay mortgage for 2 months, is that applicable to investment property?

I believe the seller is motivated to sell and it’s been on the market for 6+ months now.

However, I'm also a travel professional and am usually away from my home months at a time for each contract that I do.

(most banks want 6 or 12 months but some DSCR lenders can do 90 days)

It’s not worth the risk of accidentally missing a step or filing something incorrectly and extending your possession by weeks or months. 

I'm going to be as lenient as possible I just worry that she could fall 1-2-3 months behind and it's just a really delicate situation to try to collect when she's having major health issues.  

You stop worrying about having to maximize every month on every rental because you just don't care if you bring in an extra $50; you'd rather have a stable tenant that pays on time every time and doesn't cause you trouble.
