I thought if payments were larger than $600, landlord takes QBI, and PM is a sole proprietor LLC a 1099-NEC is generally needed.However my situation is unclear since the money was passed through AppFolio.

Communication has always been the sticking point for me as I am not quick to trust my investment to someone with no skin in the game and who hasnt' gotten my ok on spending my money.In my mind it might be better to find a realtor or other money partner in long distance properties and pay them a management fee for that service.

I’m not saying you can’t have both, but unless you have a sizable down payment most properties in Utah are not going to cash flow with current interest rates.

As the buyer, I would not have the legal risk; the agent who was taking part in the transaction as the dual agent would have that legal risk.Most importantly, though, if I felt that I needed the representation at all, I would find my own agent that I could trust.
