Do I send 1099-NEC to property manager if they use AppFolio for accounting?

Hi all,

I use a PM who is a sole proprietor LLC who I paid more than $600 to in 2023. They use AppFolio for the rent collection, disbursements, and accounting. The tenants pay through AppFolio and I am disbursed the rent, minus their fees. The PMs portion never touches my bank account.

I sent them a 1099-NEC but now I am second guessing my decision. Does AppFolio take care of sending them the 1099 or similar form? If they do, should I cancel the 1099-nec?

thank you!

David

Replied

landlords do not need to send 1099-NEC to PM firms.
