At this late stage in the cycle though, we've transitioned to acquiring well run business with fewer problems to solve that cash flow out of the gate and can still benefit from our in-house management and light improvements.There will be a time again when it makes sense to chase heavier value-add MF properties but we look for risk-management first.

A new lease is the best way to handle the transition to a renewal, as you don’t want to miss anything and you want to make sure all interested parties are outlined on the new lease.I would maybe do a mtm lease and see if they can adhere to cleaning up the property before you offer them another lease agreement.
