If it fits your personality and goals, I would say look to possibility get a mentor/coach.

To top it off, I don't even know if there's any cumulative or recurring fees on this.  

I know that some units will need work,  but I'm a handyman so it looks like a good fit. 

Through hard work and sweat, I know real estate will be an excellent fit for me.

The only problem is I don't have that much to get started with right now and I live in NJ...On top of that, I'm also saving for a new car within the next 2 years (will just buy something reliable and used to save as much $$$ as possible...mine has 187K miles on it right now), a wedding within the next 5, and I have my monthly student loan payment...so how am I supposed to save enough to still have enough for at least a 20-25% minimum down payment plus reserves for rehab.

@Jordan l@Jordan Leithart If you're going to invest out of state, my advice is not to choose a market based on the fact that you spend a lot of time visiting family there but base it instead on whether the market fits your criteria and offers the best chance of achieving your overall financial objectives.

It's in the dead center of a top school district, and I would have definitely had competition. 

It might be missing some features, but you'll be able to influence development to better fit your needs.
