I don’t think it’s terrible of us to ask Flyhomes to show us homes that are beyond our means.We found a home that we really liked that was listed for 630K.

FB display is TERRIBLE for our business.Posting on FB is fine and sure you can benefit from that but posting "I will buy your house for cash" on FB is no better than going outside right now and screaming it in the parking lot.  

I checked all of them out and settled on LendingOne who seemed to have the best rates/fees though they are still terrible and expensive compared to the banks that I miss so much.Recent deal was 8/1 Arm at 6.75 over 30 years. $2700 closing costs on a 90K refinance - :(Is this really that bad?

Its not rocket science but you need to know these items, I read terrible stories all the time, I knew nothing 10 years ago.

This is something we will do if we have potential tenants with jobs and income but with credit scores that are a little lower than we want to see. 638 is not terrible and it is probably this low because of all of the debt (as you mentioned) but it would probably be lower if she was not current on it.
