Looking for recommendations from the Columbia, SC area for a good, reliable, responsive handyman/contractor.  

Before I start looking at deals, I need a reliable advisor by my side who has a lot of experience in preferably all aspects of real estate, but most importantly mobile home park acquisition and management.

Plus, you will need to find a reliable cleaner as well as a handyman who can handle any guest needs ASAP, as well as yourself being reachable most of the time.You could always get a PM for your STR, but then you're looking at steep fees, the cost of furnishing it, and you may not do any better than you would with turning it into an LTR.My inclination is to find a LTR tenant, and if you find the tenant on your own then you probably don't need a property manager.

There is a market for anything that reliably cash-flows (or not), even if only tenuously secured.In this case, the combined LTV between the 1stthru 3rd would have to be low enough to cover all three loans in the event of a default. 

If someone has been at the same job for 10+ years, has solid references, and their car isn't full of trash then you can bet they are probably pretty reliable and clean people.
