Tampa Property manager for 1 unit

I am working out of the country for the foreseeable future so I was wondering what the best way to have my 1/1 condo in Tampa, FL looked after if I were to rent it out. It is currently unfurnished...is it better to furnish it and rent it out as an air bnb type property or am I better off just finding a long term tenant so I do not have to deal with short term rental issues. Also, is it necessary to use a property management company for such a simple unit? What are the other options for finding someone to help me out?

Hey @Jake Chelios 

I have a contact local to the area that manages STR rentals. I can send you his info over PM if interested.

When considering the property for rental, make sure you run your numbers for cash flow accounting 8-10% for management, 5-10% for repairs and capex, along with all your other costs including the mortgage. 

If it does not cash flow but you want to keep it, make sure it is in an appreciating area of Tampa. 

I always recommend focusing on cash flow but it obviously depends on the individual.
