@Whitney Hutten thank for the support on the topic, it’s not that I’m spooked by the coronavirus, I was planning on investing in real estate but did not expect to see the market take such a plunge from the virus.

If the local economy does not support that rent level, higher than market rents only attract irresponsible tenants.

I do want to let you know, there are numerous meetups in and around the Philly area just like @Mary W. and @Sheryl Sitman mentioned.

I initially asked that the dog stay outside with someone while we look at the house but she immediately claimed the dog as an emotional support dog so for sake of argument I said that's fine and let them come in.

It's not automatic but if you have a good payment record and the comps support the value it shouldn't be a problem, people get it taken off all the time.3.

I'm expecting very little in terms of support which I don't think will be an issue.

As for the other items it really depends, does the area demand better fit and finish, do market rents support the expenditure?

I'm considering converting it into an ADU for additional rent.Does any one have any advise on 1) is this supported by the area if you're familiar with the market, 2) any special warnings or things to check before I place an offer. 

Again you need a good consultant for this, if your architect is not familiar with the 'politics' of the City, then you need to hire someone that is to support the architect in this.
