I have my numbers, and need help on my sale proposals

First deal here. I feel comfortable speaking with the owner, but have offers below his original asking price.

I would like to meet him again and give him my offer that he is sure to refuse. I know what my top dollar is for this property. so I would like to make the deal sooner, before he lists the property. He is a realtor, but the home is not yet on the market. I am looking for a purchase agreement/script I can use to plan my words best!

I really don't wish to sound as green as I am, even though I did tell the owner that I am starting out in this business.

Any help and advice is good! I think I have found a jewel!
