In some markets, supply remains very low, and prices continue to creep up with demand.

I've been doing a lot of reading to get more familiar with terms such as wholesaling, hard money lenders and other concepts so any book recommendations that can supplement the the information I get from here would be appreciated!

It is possible something has changed with the well so that it just isn't keeping up with demand.

That being said, there are some less-than-scrupulous people out there calling themselves turnkey operators, so you need to be ready to ask a lot of questions and demand specific, data-backed answers.

They will demand that you use an LLC to take title.

The lengthy back and forth process with the SEC and the legal cost of constructing one of these offerings demand that the money is invested on a discretionary basis by a fund manager of some sort.  

I live in a college town in Kansas with a very high demand for rental properties and I have seen several deals that I believe I could make 10-15% ROI on. 

I would also recommend putting a test ad on Craigslist advertising a 3/2 mobile home to see if there is demand in the area.

I only accept guests with reviews on airbnb and since I don't have this feature on vrbo, my guests from Airbnb are "better" (less demanding, cleaner, easy going,...).

Demand is too high and inventory too low.
