I always work backwards from how many times I'm looking to get the phone to ring in order to fill up the deal funnel.  

Great guy that I met, awesome dude, and really trust worthy, when says "I'll take it" he means it and usually closes fast.Now as 18 year old me was just new and naive to think that this REI business was filled with trustworthy people, I decided to just do a handshake thing where we agree to something verbally, LIKE MEN and REAL BUSINESSMEN, and then call it a day because I thought it was enough...

I'm dealing with a small house in Pigtown/ Washington Village that I'm trying to fill with a renter.

I'm planning to focus on flipping first, then flip and hold, but probably will take a project manager role and bring in some of my buddies to fill the architect role, that way I can focus on running and growing my business. 

Do people normally show a property before having the potential tenant fill out an application.

Then get some fast setting  hydraulic cement and mix it up a bit wet and fill the bag .

Without further federal extensions of the law, the states were left to create their own legislation to fill the void.

I would like to have the seller fill out the property condition disclosure, but is it required?  

Go ahead and fill out as much fact as possible and provide your assumptions for things you don't know (hint: make assumptions always with the last digit ending in one dollar, eg:   5,251 so you can see them in the report :)There's lots of detail items, but they support the creation of the economic metrics (aka measurements) like GSI, GRM, NOI, DSCR, Cash-on-Cash, CapRate.
