They will do the legwork for you, and that’s one of the reasons they get paid if the deal closes

I'd just Get a little more focus. if you don't have the cash to close on the land I'd pass on it. 

I've been experimenting with Zillow and Homes.com to practice analyzing and getting close to accurate comps.

Also, you may want to consider how much common area space remains if you close it all off to bedrooms.

I highly recommend (1) checking Google reviews and (2) asking for DATA to back advertised claims (ex: average turnaround time to close a work order, average tenant satisfaction score, etc.).

It seems to me that the bridge would want to be in first position and would ask for the HELOC to be closed or subordinated.  

They wanted to see our agreement so they could review it.Anyway, we have it sorted now and we should be on our way to closing escrow very soon !
