High-Density Residential options
Hi BP fam.
I have an opportunity to pick up 1.7 acre property that is zoned C-4 (High-Density Residential) consisting of 15 city lots. I am a full time investor/Brrr'er and do most of the builds/repairs/rehabs myself. My first thought is to build 15 Duplexes as i like the idea of being able to sell one or several if needed as any point in the future. Being that the property is C-4, I am also intrigued by pulling some investors together and building either a large MF property or an assisted living facility.
Anyone on here have experience with either of these scenarios? I would love to get some insight on what you all think.

a duplex on 4936 sq ft lot if they are all equal isn't high density in my opinion. High density is 40+ dwelling units per acre. If you are going that route build a triplex not a duplex. we have a plan that is 35' tall and has the same floorplan stacked 3 times. I'd do a use variance and do multifamily, not assisted living. I'd just Get a little more focus. if you don't have the cash to close on the land I'd pass on it.
