Some articles state this is a two year activity, paying back at the end of two years, new loan.

This let me get the property back in service quickly.

They do have good Customer service as does Yourporter.

Can my depreciation offset active W-2 income?

I'm not a CPA, but from my understanding I think you can deduct half the expenses and declare half the income of the property (assuming units are similar in square footage), since only half of it is in service as a business venture. 

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – and they often select the first PMC they call!
