Never had issues afterwards and I rented it out for a few years before selling. 

Nice Chart, The unfortunate part of your chart is that there are many more products out there that don't sell to Home Depot or Lowes for various reasons that I won't discuss here.

We're looking to sell two rental properties via 1031 and buy one in our neighborhood that going to sell.

I know without a doubt that the ARV would be high (well kept houses go for 500k or so in the area) but my realtor thought that unless they were selling it for 20k, the reno costs would be too much to possibly break even.I reached out to an investor-friendly realtor locally to see if they can help guide my thinking here.

Your average Realtor who sells primary homes is not going to be a good resource for you.

You have to find deals that will sell below market value and that is where to find them.
